Gas inspections: not mandatory for your own house

The short version: this one surprises people. Under § 19 of Government Regulation No. 191/2022 Coll., the duty to carry out periodic checks and inspections of gas equipment does not apply to owners of flats and family houses using it themselves. The annual check and three-yearly inspection that companies and apartment buildings must do are not required at your own home. What you do still need is the initial inspection on a new installation, and the annual chimney inspection.

There is a great deal of alarm-mongering about gas inspections in Czechia, much of it from companies selling them. The legal position for an owner-occupied family house is genuinely more relaxed than you will be told.

What the regulation actually says

Government Regulation No. 191/2022 Coll. sets out the regime for gas equipment. Section 19(2) states explicitly that the obligation to perform checks and operational inspections does not extend to gas equipment used by owners of flats and family houses. So the familiar intervals — a check once a year, an operational inspection every three years — apply to businesses, workplaces and the shared parts of apartment buildings, not to the boiler in your own house.

What you do still need

Initial inspection (výchozí revize) — mandatory on a new gas installation before it is put into service, and after any reconstruction of the gas pipework. Building completion requires it, and so does the distributor when connecting supply.
Annual chimney and flue inspection — a gas appliance still has a flue, and that flue is covered by Decree No. 34/2016 Coll. See chimney inspections.
Boiler service — not a legal duty, but almost always a condition of the manufacturer’s warranty, and a neglected boiler burns more gas.

If you let the property

The exemption is written for owners using the equipment themselves. Once a tenant is using it, you are responsible for equipment operated by someone else — and the Energy Act obliges you to keep it in a condition that does not endanger life, health or property. Treat inspections as evidence of diligence rather than as an optional extra.

Why you may still want an inspection

A faulty gas appliance can mean a leak and an explosion, or carbon monoxide poisoning — which is odourless and kills people in their sleep. The Energy Act requires you to keep gas equipment in a safe condition regardless of inspection intervals, and an inspection report is the evidence that you did not neglect that duty. The exemption removes a bureaucratic obligation; it does not remove the physics.

What this means in practice

If someone tells you that as a house owner you are legally required to have your gas inspected every year, they are either mistaken or selling something. Ask them which provision they are relying on. Then decide on the merits: an inspection every few years, plus the annual boiler service and flue inspection, is a sensible regime for a house you live in — not because a regulation says so, but because gas does not forgive neglect.
