I am a Czech architect and I have been through the completion of a family house. Along the way I met most of what this site describes — building completion and the initial inspections, the first heating season, and trying to book a chimney sweep in autumn when they are all fully booked.

What struck me was that there is more of it than I expected, and that none of it sits in one place — the rules are spread across decrees, technical standards and manufacturers’ recommendations. It can all be found, but it takes time that nobody has while building. So I started putting it together for myself, and then turned it into this site. If you do not read Czech, the same job is simply harder.

What I am and am not an expert in: I understand how a house is designed and how it behaves in use. I am not a lawyer or a tax adviser. That is why every legal statement on this site links to the primary Czech source so you can check it yourself, and why, where the Czech sources genuinely disagree, this site says so rather than pretending certainty.

Why this site exists in English

Czech rules on inspections and maintenance are scattered across decrees and technical standards, and essentially none of it is published in English. Meanwhile a foreign owner carries exactly the same obligations as a Czech one, and faces exactly the same insurer after a fire. This part of the site is an attempt to close that gap — not a translation of a brochure, but the same content written for someone who cannot read the decrees.
